Buyer Expectations

How is a Buyers Agent Compensated?
The seller of property listed in the MLS has already agreed to pay a percentage of the commission to the buyers agent. Whether the buyer chooses to have their own agent representation is the buyers decision.

Do you represent many buyers?
Approximately 40% of our business is from representing buyers many times these buyers are the same individuals that we represented as sellers of their other homes.

Do you require a written contract for buyer representation?
Yes, for us to do the best possible job of representing you in the purchase of a home we must have the authority to represent you. When you are a client and not a customer we can provide you with sales histories of neighborhoods, tax records, comparable analysis etc. We try to have our Buyers Representation Agreement cover only the areas we normally work and for a reasonable time period. We can always amend the area and time if objectives change.

What are your working hours and days?
We are generally available 7 days a week we normally try to take time off during the week to run our errands and catch up on our necessities.

How would you handle a For Sale By Owner (FSBO) property?
We would contact the seller of the FSBO and offer them a one time showing agreement that would cover our commission most FSBO's are more than happy to execute this agreement.

What about Relocation Will you work with my relocation plans?
We have moved at least 8 times over 25 years in the corporate world and understand the importance of a good Realtor in the process. We have experience in working with various Corporate Relocation Companies. We need to know their requirements and procedures upfront.

Do you have any Special Training that relates to buyer representation?
Yes we both have completed the National Association of Realtors course for ABR Accredited Buyer Representation. We also have approximately 35 years combined Real Estate practice and the experience of approximately 800++ transactions.

We sell approximately 98%of of the properties we list - Occasionally, a seller will decide to stay where they are or something changes in their lives.

Do you sell your own Listings?
Our historical record indicates that we sell approximately 10% of our own listings. Our efforts are to expose the listing to as many potential buyers - not just buyers that we know are in the market for a home!

Sales Price to Listed Price Ratio?
In the marketing area we compete in we average approximately 98% of the last asking price of the home. We try to use a strategy of pricing the home to not be in the position of chasing a falling market.

How Long Does it take to Sell your Listings?
If the seller follows the advice given on the final CMA (Competitive Market Analysis) the property should be under contract within 45 days. If the seller wishes to test the market at a little higher price we will work together to establish a strategy for pricing and listing time. You will find lots of "experts" when you start to discuss home prices - neighbors, your friends, your tax rolls, and possibly your employer may have an opinion. But the market determines the selling price - homes priced correctly will sell quickly - those priced too high will remain on the market waiting for a longer period and just the right buyer.

Nothing! Any compensation given to Realtors is recognized by the builder as a marketing fee and has no impact on the final cost of the home. Builders desire, expect and encourage Realtor participation - usually about 85% of their business comes through a Realtor.

What got you into Real Estate?
Linda - We moved to Dallas in 1984 when Fred was still in the corporate world and we had two children ready to go to private colleges - we needed additional income to assist with the cost of college and a career that would allow Linda to be available to travel with Fred in his national level job. Linda finished in the Top 5 Agents in a company with over 1000 agents her second full year.

Fred - in 1990 Fred's company downsized and eliminated Fred's job - Linda's Real Estate business had developed to the point that she needed assistance. Fred's background as VP of Sales and Marketing for a consumer products company provided a great fit for our family venture that was fun and successful.

Do you get referrals - what percentage?
Approximately 60% of our business is derived from Referrals from our previous clients - We have a quarterly referral contest, a monthly newsletter about referrals and we have referral parties. We believe in the adage that you are a Client for Life

Do you have systems in place to keep in constant contact with me?
Yes - we have software to remind us of every detail concerning your sale or purchase - this is the first thing reviewed everyday via real time network on Top Producer software. We also have communications via personal FAX, e-mail, Voice Mail and personal contact. You will decide how much you wish to be communicated with and in what manner.

Do you invest in Training and Equipment?
State Law requires training to renew your Real Estate License - we also select and attend at least two major seminars or training classes every year just to keep ahead of legal changes and improvements in technology. Our accountant has to warn us regularly about what the limit is for equipment.

How do you work with a Personal Assistant?
We use a Virtual Assistant to "assist" us with home measurement and originating the information for MLS input and scheduling activities with service providers as our individual Action Plans call for during each transaction. You will rarely hear from our Assistant - we prefer that we be your primary contact and representative.
