you only!!!

When you begin working with a Real Estate Broker or Agent you should be aware that the duties of the Broker/Agent depends on whom the broker/agent represents. The Broker/Agent ONLY becomes the Buyer's Agent by entering into an written agreement to represent the buyer. This agreement defines each parties responsibilities, the time period of the relationship, the geographic areas and/or properties covered and who and how fees are paid to the Buyer's Representative.

  • Run an MLS report of all properties that fit your original criteria
  • Review and eliminate listings from the available properties by pictures, MLS Printouts and phycically visiting properties
  • Zero in on One or More houses presently on the market that fit your search criteria
  • Set up automatic MLS search that notifies us immediately when a new property is listed the fits your criteria - before they are on the web
  • Implement our vast networking capabilities with area realtors to see homes before going Active on the MLS

When you have decided on one or more properties, we will run Tax Information for the property, listing history for the property and a Comparative Market Analysis (CMA) for like properties that have SOLD in the neighborhood and the current inventory of available properties - to assist you in arriving at a suitable offer price.
After we have developed an offer strategy together we will prepare an Offer Contract for you; negotiate it in your best interest and with you complete involvement. After the offer becomes a contract between you and the seller, we will accompany you through inspections, mortgage appraisals and be with you at the Closing - whether it is a re-sale home or new construction.
